Building Permits
Here are some General Guidelines:
No permit is required to replace or repair existing structures:
- Repouring a cracked concrete or asphalt slab on the same area as before
- Replacing old windows/screens with new ones of the same size
- Replacing siding or roofing with no changes made to the structure or roof line
- Replacing patio screens with new screens
- Replacing an existing furnace, air conditioner or hot water heater with the same type and kind without any electrical, plumbing or ventilating changes
- Repair of an existing outside well (repairs to wells inside basements no longer permitted by WI DNR)
- Repairing or replacing less than 40% of an existing fence's length
- Replacing doors with new ones of the same size
**Permits must be obtained before the construction begins and displayed during construction so they are visible from the street. Failure to obtain a permit may result in a doubling of the permit fee and fines of $25-$1,000 for each day before the permit is obtained. **
Permit IS required to change or add structures:
- Enlarging a concrete or asphalt slab
- Replacing windows with larger windows to add more light
- Changing a roof line when repairing a roof
- Changing a screened patio into one that is weather proof, heated or has electrical outlets
- Replacing an existing furnace, air conditioner or hot water heater if: a) changing from gas to electric or vice versa, or b) changing the location of electrical, plumbing or ventilating connections to the new unit
- Installation of a new well (DNR permit also required)
- Installation of a new fence or repairing/replacing more than 40% of an existing fence's length
- Replacing doors with new ones that are wider
- Building a new interior wall or moving a wall when doing siding
- Building any new structure (as defined under Village Ordinance 11.13, Section VI)
- Any time electrical, plumbing, heating or ventilating systems are modified or added on to.
**Always remember to adhere to setback requirements for all structures or additions**
